Choosing the right size in Singapore public housing is not about the sofa alone. It includes the walkway from the main door to the balcony, the television viewing distance, the service yard access, and the lift path from the delivery truck to the 32nd floor. In almost every HDB estate, from Bedok to Punggol, the limiting factor is a doorway or lift clearance that can surprise first-time buyers.

Start with the living room footprint, not the furniture

A practical approach is to mark a sofa footprint on the floor with masking tape before ordering. Five-room Tampines flats can reach 380 cm by 520 cm, but some older point blocks have irregular angled walls that reduce usable wall length by 40 cm. Always measure wall-to-wall at three points: at floor level, at sofa arm height, and at 200 cm height for tall wardrobes or shelving.

Another measurement that gets overlooked is the diagonal path from the main door to the balcony. These are normal point loads for HDB slabs, but the delivery team still needs a working lift because a 95 kg marble table cannot be hand-carried up 25 storeys safely.

If you choose multiple heavy pieces for one room, add the total weight and think about where the load sits. A 120 kg wardrobe, an 80 kg solid wood sofa, and a 55 kg dining table in the same 12 m2 living room create a distributed weight of about 255 kg over roughly 10 m2, or 25.5 kg per m2, before occupants. Most HDB lift cabins are 230 cm to 240 cm high, so a 224 cm sofa length leaves only 6 cm to 16 cm of vertical clearance once packaging and feet are removed.

Last month I visited a Punggol Northshore five-room HDB to check whether a 224 cm solid wood sofa would clear the lift. The cabin measured 140 cm deep and 130 cm wide, and the sofa went in upright only after we removed its 6 cm legs and wrapped the corners.
