What to Check Before Buying a Sofa You Cannot Sit On

A sofa can look generous in a showroom and still be impossible to use in a Tampines HDB flat. The problem is rarely the photograph. It is the combination of dimensions, access routes, floor plan and the way a person actually sits. A low lounge chair may look elegant beside a console table, yet its 42 cm seat height and 58 cm depth can leave an adult feeling as though the furniture was designed for display rather than comfort.

Last month I visited a family in Bedok with a newly delivered sofa that looked excellent in the living room. The sofa itself was structurally sound, but the lift measured 90 cm at its narrowest point and the new sofa was 198 cm wide. The family had measured the lift door, not the internal landing, turn and corridor clearances. The delivery crew had to angle the sofa through the lift lobby, remove one loose cushion and wait for another family to clear the hallway. It took 47 minutes rather than the booked 20 minutes.

That experience is a useful reminder: buying a sofa is partly a measurement exercise and partly a comfort test. Here is how to check the practical details before paying for a sofa you cannot sit on properly, carry into your home, or enjoy with your family.

What are the actual sofa dimensions?

Start with the labelled dimensions, not the scale of the showroom. A manufacturer may quote 210 cm width, 92 cm depth and 78 cm height, but the usable seat is different. Look for the seat width between the arms, the internal seat depth, the seat height from the floor, and the clearance needed behind the backrest. For daily use, 48–58 cm of usable seat depth generally gives an adult more choice than a 42–45 cm lounge design. A seat height around 40–43 cm suits many adults, while children and some older users may find 45–47 cm easier for rising.

Check whether the sofa’s advertised 220 cm width includes the arms. If only 176 cm is available for sitting, three adults may find it tight. Also measure the route: home entrance, lift car, lift lobby, corridor turns, door opening and the intended sofa position. Add at least 5 cm of handling clearance wherever the route narrows. A sofa that is 202 cm long should not automatically be rejected because it exceeds a 198 cm lift; a well-shaped frame may tilt through a diagonal. The important number is the movement tested for that particular route.

How do I test comfort before buying?

Sit for at least 10 minutes, preferably with a phone call or cup of tea in hand. A showroom allows a quick “test” that misses the real fatigue point. Check the angle between the seat and back, the firmness of the cushion, the height of the armrest and whether your feet rest naturally on the floor. A deep cushion may look plush in the first 3 minutes but compress unevenly by minute 15. A firm cushion may appear less luxurious but support longer sitting periods.

Do not overlook the backrest. A back height of 38–42 cm can support the lower back, while 34 cm may suit someone who prefers a more upright posture. For a family sofa, removable seat cushions and washable covers are more useful than decorative piping. Ask to see the fabric rubbed with a damp cloth, because Singapore humidity around 70–85% can affect coated fabrics, foam and joints. A frame may be durable while the cover, cushion filling or stitching behaves differently after humid nights.

For a larger living room, compare the feel of a European sofa vs Modern sofa carefully. European light luxury for small living room buyers should prioritise seat proportion, arm clearance and compact depth over an oversized silhouette. A 190–205 cm two-seat-plus-chaise model may fit a normal HDB living room better than a 235 cm three-seater with a deep chaise.

Will the sofa fit through Singapore lift and corridor widths?

Singapore HDB flats and condos often have access points that are less generous than showroom images imply. Common lift-car internal widths are around 90–110 cm, but older blocks, service corridors and corner turns can reduce usable space. In Tampines, Punggol and Bedok, take measurements at several points rather than relying on the building plan.

Measure the narrowest lift door opening, the internal lift depth, the diagonal of the lift car and the landing outside it. Then measure the corridor width, door leaf and any 90-degree turns. The sofa’s longest and deepest dimensions must be considered separately. A 198 cm sofa may be carried upright if it is light enough, but a 112 kg solid frame requires proper handling and secure packaging.

Keep the route clear on delivery day: remove shoes, planters and loose racks from the corridor if permitted; reserve the lift with the building management; and provide a contact person who can open doors. Ask the supplier for the packed dimensions and weight. For a large piece, the delivery service may need 2–3 movers, a blanket, straps and 20–30 minutes of unpacking space. Singapore’s GST is normally already included in the displayed retail price, but confirm the final invoice rather than assuming an overseas catalogue price applies locally.

Is the sofa really made for everyday use?

For a solid wood sofa, examine the frame joints, corner blocks and the support under the seat. Look for kiln-dried hardwood or another clearly specified timber, stable joints and a floor-contact structure that will not rack over time. Ask whether the warranty covers structural frame failure and how many years it runs. MIDHILL offers a 10-year structural warranty on its relevant furniture, which is more informative than a vague promise of “long-lasting quality” because it gives the buyer a defined remedy period.

Check the seat foundation too. A solid wood sofa with a suspended webbing base may feel flexible but can sag if the webbing is not tensioned evenly. Pockets, springs and high-density foam have different maintenance needs. Request the foam density, cover composition and cushion replacement policy. A light-luxury appearance should not hide weak construction or make the seat impossible to service.

The same careful reading applies across a home. A French bed vs Modern bed comparison should examine clearances beside the headboard, not only mattress size. If you are learning how to choose French provincial wardrobe, measure the wardrobe’s projection and check door-swing access in the bedroom. A marble table may need level checking and specialist handling. A solid wood dining table needs enough chair-pull-out space, typically 60–75 cm behind each place. A nightstand should reach the bed without blocking a corridor. These categories may be ordered together, but each has its own spatial rules.

Can you live with the style after 30 days?

French light luxury, American light luxury and post-modern light luxury all work well in Singapore when the proportions are right. French light luxury often uses curved arms, tapered legs, linen-like upholstery and a softer visual rhythm. American light luxury tends to emphasise generous scale, deep cushions and relaxed comfort. Post-modern light luxury can use clean geometry, restrained colour and sharper details. Style labels cannot replace measurements.

View the sofa in daylight and under warm evening lighting. Colours that look warm cream in a showroom may appear grey beside a cool marble table or a white HDB wall. If a console table sits beside the sofa, leave 5–8 cm between the pieces if the design needs visual separation, or check whether the sofa arm actually touches the console table surface. Confirm that the console table is stable and does not obstruct the sofa’s arm or the path to a window.

Consider maintenance before choosing a pale fabric or pale wood finish. Darkened legs can be replaced, but upholstery stains may require professional cleaning. Ask for care instructions, expected colour variation and the availability of spare cushions. A buyer who wants frequent guest seating may prioritise a firmer, washable cover; a buyer who mainly reclines may prioritise deeper support and a higher back.

How much do delivery, returns and warranty really cover?

Compare the total landed price in SGD, including GST, delivery to the specific block, lift booking and any extra charges for difficult access. A product listed at SGD 2,680 but requiring a 240 cm corridor carry may cost more than a SGD 2,490 sofa that fits cleanly. MIDHILL offers free shipping over US$350 for qualifying orders, but Singapore buyers should confirm the local delivery quote and currency treatment. Do not infer that an international shipping threshold automatically means every Singapore address is included.

Check the return window and condition requirements. A 14-day return policy is useful only if the retailer states which costs are refundable and how the item must be protected. For a made-to-order sofa, custom upholstery, non-standard dimensions or damage during customer-managed movement may fall outside the standard return terms. Ask for these conditions before ordering.

Confirm the structural warranty period, response process and exclusions. A 10-year structural warranty should specify whether it covers frame joints, dowels, rails and other load-bearing components, rather than implying that every cushion and finish is covered for 10 years. If you expect to refinish or replace parts during ownership, find out whether replacement components are available and whether the process affects the warranty.

What should you ask before placing the order?

Ask for the packed dimensions, weight, delivery days, move-in procedure, warranty document, fabric specification, cushion density and full return terms. Photograph the lift, corridor and door on your phone. Keep the measurements with your order confirmation.

Before payment, place the sofa’s footprint on a simple floor plan and walk around it. Check the main circulation path, whether the dining table remains accessible, and whether the console table still functions as a console table rather than becoming an obstacle. Then sit on the sofa with your usual posture for 10 minutes. If your feet hover, your lower back presses into the frame, or you slide forward after 6 minutes, the sofa may be attractive but unsuitable for your body and room.

A successful purchase is not merely a sofa that fits in the lift. It is a sofa you can sit on comfortably, move into the home safely, clean, maintain and keep for years. Measure the route, test the seat and read the structural terms. Those 3 checks can prevent a delivery-day problem that no amount of showroom styling can solve.
