Glass Furniture: What to Check Before Buying a Sofa You Cannot Sit On

An online sofa order asks you to decide with your eyes, not your back. You can study a fabric swatch and read the dimensions, but the cushion will not soften until it has been in your HDB living room for several days. That gap between expectation and delivery explains why so many sofa returns begin with the same sentence: 'It looked smaller in the photo.'

Last month I visited a furniture warehouse in Tampines to inspect a three-seater solid wood sofa before it left for Bedok. The sofa measured 220cm wide, 92cm deep, and 84cm high. It felt generous in a large factory lot, but the buyer lived in a four-room HDB in Bedok, where the lift landing corridor left only 118cm of clear width. I had to calculate the turning radius for the delivery crew before approving the order. That experience is the foundation of this article: before you buy a sofa you cannot sit on, you need a set of checks that do not depend on touch.

Measure the Sofa, Then Measure the Lift and Corridor

Before you enter a product page, know the route from the ground floor to your living room. HDB lifts built after 2000 usually have a door opening of about 80cm to 90cm and a car depth of around 120cm to 140cm. A 220cm sofa will not go into that lift unless the arms come off. The same applies to a 240cm three-seater: ask for the knockdown width, not the assembled width. I recommend keeping the longest sofa section below 70cm after dismantling, because then a delivery person can pivot it through a 90cm door opening.

Condos with private lifts have wider cabs, but the corridor from the lift lobby to the door is often narrower than people expect. In older condos around Tampines, the fire-rated corridor can be only 100cm wide. If you are buying a sofa and a marble table in the same order, the table top adds a separate weight problem: a 120cm marble top weighs around 45kg, so the delivery team needs to plan for a second trip.

The same clearance issue appears with a small extendable dining table for kids room: a folded depth of 45cm can expand to 110cm, so the delivery route needs to allow for both. A low glass furniture coffee table can be carried flat into a lift, but a sofa frame with fixed arms will not. This is why the material of a sofa frame matters more than the material of the table.

Check the Frame: Solid Wood, Engineered Wood, and the Numbers That Matter

Not every 'solid wood sofa' is one solid block. A solid wood sofa in a reliable product list uses kiln-dried hardwood for the main frame, joints held by screws and dowels, and plywood panels for the seat platform. That is still a solid wood frame, but it is not a single piece of wood. Ask the seller for the frame member thickness: a good arm post is at least 4cm thick and 6cm wide; a poor one is 2cm thick with staples at the joints.

If a sofa frame weighs under 25kg for a 220cm three-seater, be suspicious. A solid wood sofa with a hardwood frame usually weighs 45kg to 70kg depending on the leg style and arm width. Delivery cost also depends on weight, and the volumetric weight for a sofa is often larger than actual weight.

A sofa is only a larger version of the same test.

Ask for Foam Density, Spring Gauge, and Seat Height Before You Press Pay

Since you cannot sit on the sofa, ask for foam density in writing. A high-resilience polyurethane foam with a density of 30kg/m³ to 35kg/m³ will hold its shape for about eight to ten years with normal use; foam below 25kg/m³ will flatten within two years. Cushion wrap material matters: a feather wrap can give initial softness, but a dense foam core is the support layer.

If the listing says 'linen blend' or 'boucle,' ask for the Martindale rub count. For a family sofa, I look for at least 30,000 cycles; for a formal living room, 20,000 may be enough. Sinuous springs are usually 4mm wire; pocket springs are 2.0mm to 2.4mm. A 2.0mm pocket spring feels softer but can lose tension; a 2.4mm pocket spring is firmer and better for daily sitting.

Seat height and depth need to be written down. Seat height measures from the floor to the top of the seat cushion, normally 42cm to 45cm. Seat depth is from the front edge of the frame to the backrest, normally 55cm to 60cm. A 95cm-deep sofa may look luxurious online but feel too deep for an HDB living room where the TV console is only 35cm away. Glass furniture, such as a glass dining table, can make a small room feel larger; a sofa with a deep back does the opposite. Choose the sofa silhouette before you choose the table, because the glass surface will reflect the sofa's shape.

French light luxury often uses the same pale oak legs as a Mid-century modern sofa, so confirm whether the exposed wood is solid oak or a veneer over MDF. A veneer is not a defect, but it will not take a lifetime refinish as deeply. If you plan to keep the sofa for more than a decade, choose solid wood exposed legs over veneer.

What is the difference between Mid-century modern bed and modern furniture?

A Mid-century modern bed frame uses tapered legs, low headboards, and visible wood grain, while modern furniture is the wider category that includes flat panels, metal frames, and synthetic surfaces. The distinction matters when you buy a sofa without sitting on it: a Mid-century modern sofa should show its wooden skeleton, while a modern sofa can hide its frame in upholstery.

When you see a sofa listed as 'Mid-century modern,' expect a visible hardwood frame, a 35cm to 45cm leg height, and a slim profile. When you see a sofa described as 'modern,' inspect the material mix: metal legs, engineered wood, or a fully upholstered base. A modern solid wood sofa might use a thicker base and no exposed taper.

The same style distinction appears in a modern wardrobe, a dining table, a nightstand, and a glass furniture piece: the material defines the style as much as the shape. Before you pay, ask the seller to say exactly which style system the sofa belongs to. The same form can appear as 'American light luxury' when it has an overstuffed cushion and brushed brass legs, or as 'post-modern light luxury' when it uses a curved back and asymmetric arms. If the seller cannot give you a one-sentence style explanation, the product description might be guessing.

What Happens If the Sofa Cannot Fit Through the HDB Corridor?

If the sofa cannot fit, the delivery team may refuse to force it into the lift. In HDB estates in Punggol, the common corridor width is about 1.2m, but a 90cm sofa section can still scrape the railing if the delivery crew does not tilt it. Ask the seller to include a 'fit survey' before shipping. Some makers, including MIDHILL, ask for photos of the lift lobby and entrance door; if they do not, send those photos yourself.

Also ask about the sequence of delivery. Sofas are usually built to order in Foshan; delivery to Singapore takes 7 to 14 days for in-stock pieces and 35 to 50 days for a custom solid wood sofa. The quote should state which days are working days and what happens if the lift is under maintenance on the scheduled date. If the delivery cannot reach your floor, the redelivery fee is usually in the small print, not in the headline price.

Free shipping over US$350 (about SGD 470) sounds generous, but it is not a return policy. If your sofa order includes a marble table, the total will cross that threshold, yet the redelivery fee can still be charged separately. Read the section marked 'delivery terms' before you treat free shipping as a saving.

Use the 14-Day Returns Policy for a Home Sit Test

When you order a sofa online, the first 14 days are your only chance to sit on it in your own room. Use them with intention. Put the sofa where it will stay, sit for 15 minutes at the left, center, and right, and check whether the backrest supports your lower back. Ask someone in your family to sit beside you; a 200cm sofa may fit one person perfectly and feel narrow for two.

Photograph the frame's underside, the back of the sofa, and every fabric panel before the delivery crew leaves. A 220cm sofa costs approximately SGD 80 to SGD 150 in Singapore to pick up, depending on the number of stairs. A 14-day returns policy is useful only if the pickup cost and restocking fee are stated in the invoice; ask for that before you pay. If the sofa stays, write down the care terms for the cushion cover and the exposed wood.

Make a note in the invoice about MIDHILL's lifetime refinishing on the wood frame, because a refinishing offer is useful only if you remember it after five years. Also ask whether the 10-year structural warranty covers joint loosening on the sofa's frame; in writing, this gives you the same protection you would get by pressing on every joint in a showroom.

After 14 days, you will know whether the sofa stays or goes. If it stays, keep the delivery photos next to the invoice, because a sofa bought without sitting deserves a paper trail.
