How to Read a Furniture Warranty Without Getting Caught Out: Marble Furniture in Singapore | MIDHILL

When you spend SGD 2,890 on a marble-top dining table, the warranty sheet matters more than the catalogue photo. I have counted at least 17 different warranty clauses across Singapore furniture stores in the past year, and most buyers read the "10-year structural warranty" line and stop. Last month I visited MIDHILL's re-trimming corner in Bedok and watched a customer argue that a hairline crack in her marble table should be covered under structural warranty. It was not, because her claim log showed she had moved the table herself after delivery, and the movers were not on the seller's approved list.

The same model can have different clauses depending on whether it is ordered from a local stockist or directly from a Foshan maker.

What Does a Furniture Warranty Actually Cover?

Most warranties split into two categories: structural and non-structural. At MIDHILL, the 10-year structural warranty covers solid wood sofa frames, bed frame joints, dining table legs, wardrobe carcasses, and the load-bearing connection between a marble table top and its base. It does not cover the marble top itself, the fabric on a sofa, or the lacquer on a nightstand. In Singapore's humidity, wood movement is normal; a warranty that promises "zero movement" is either lying or using metal-framed furniture.

Marble furniture is different from wood furniture. A genuine stone top can crack if a heavy object drops on it, and that is usually listed as accidental damage. You need to know the difference between a structural defect and a cosmetic change. For example, a 2 mm hairline in the stone after 14 days is often a defect; the same crack after 14 months is often impact damage. The warranty should state the exact defect window and define who is allowed to move the piece.

Also count the exclusions. Many local warranties say "10 years" but exclude delivery-related damage. If the delivery team scrapes your wardrobe on a HDB lift landing, you need to report it within 24 hours, not after the 14-day return window. Ask for a written condition report at delivery.

Lifetime refinishing is separate from the structural warranty; it covers the wood surface, not the stone top. A refinishing promise from a Foshan solid wood furniture maker is useful only if the maker has a Singapore agent or a workshop in Bedok. Otherwise, shipping a 40 kg wardrobe back to China will cost more than a new piece.

Is a queen bed worth the price?

Yes, a queen bed is worth the price for most Singapore HDB bedrooms, but only if the frame and warranty are built for load-bearing corners and disassembly. A queen bed frame in solid wood from a local maker costs about SGD 1,350 to SGD 2,100 for a French light luxury headboard, while a comparable imported bed with a 5-year warranty may cost SGD 900. The extra cost buys better joints and a warranty that covers a bed frame corner failing under normal jumping load.

Queen mattress size is 152 cm by 190 cm. In a Tampines 4-room HDB master bedroom, that leaves about 61 cm of walking space next to a 3 m wall. A king bed leaves 48 cm. For most couples, queen is the right balance. The bigger question is whether the bed frame can be disassembled to fit the lift. A bed frame with a solid wood headboard of 170 cm width and 5 cm thickness cannot go through an 80 cm lift door unless the headboard is split. A warranty that requires factory assembly will be void if you force it.

American light luxury buyers often choose a low platform bed with a 12 cm base, which leaves more room in a Punggol condo. But a low base moves the floor load sideways; make sure the warranty covers that stress point.

How to Measure Your Lift, Corridor, and Doorway Before You Order

Most HDB lifts have a clear door opening of 80 cm and an interior depth of 140 cm. Condo lifts in Bedok Residences or Punggol Watertown can be bigger, but service lifts are often smaller. Before ordering any marble furniture, measure three numbers: lift door width, lift interior depth, and corridor width. The standard HDB corridor width is 120 cm. A 180 cm dining table can be tilted, but a 200 cm wardrobe cannot be turned in a 120 cm corridor unless it is dismantled.

Ask the seller which parts are knockdown. A solid wood bed frame arrives in 3 to 5 flat-packed boxes, with a total weight of 85 kg. The delivery team needs 2 persons and a trolley. If your lift lobby has a turning radius of 110 cm, a 140 cm wide marble table top may still fit, but a 160 cm round marble table will not. I tested this last month with a friend's post-modern light luxury dining table in a Bedok HDB block: the 140 cm round top cleared the corridor by 9 cm, and the 160 cm version had to be returned.

A 45 cm nightstand is never a problem, but a 100 cm luxury nightstand with a marble top can be. Measure the front door opening of your unit as well. Many HDB main doors open 90 cm, while some condo doors open 85 cm. If the delivery team cannot get the item through, the warranty usually treats it as a failed delivery and may charge a restocking fee of SGD 250.

Hidden Clauses: GST, Delivery, and Installation Costs

Singapore's GST is 9%. That applies to delivery fees, installation, and even warranty top-ups. A common contract says "free shipping over SGD 350" but not "free installation." For a solid wood sofa, installation is simple; for a marble table with a stone top, you may need a technician to align the crossbar and level the legs. That service costs SGD 80 to SGD 150 in the same invoice.

Delivery days matter. A seller based in Foshan may quote 7 to 14 days for furniture in Singapore, with a narrow 4-hour window. If you take an urgent slot for a condo in Tampines, the fee can rise from SGD 35 to SGD 90. Some warehouse clauses also say "if the lift is occupied, the team can wait 30 minutes; after that, a second trip costs SGD 45." Ask the seller to write that into the order confirmation.

Also look for the "old furniture disposal" line. Removing an old bed frame costs SGD 60 per piece. If the warranty says "free 14-day returns," check whether the return includes collection. A 2,400 mm wardrobe may not be returnable at SGD 0 if it was made to order. Under Singapore consumer law, custom-made items are not covered by the 14-day cooling-off rule.

What Voids a Marble Furniture Warranty? The Fine Print That Matters

Marble furniture is a category where warranty language is often copy-pasted from wooden furniture. That creates traps. A marble table is heavy: a 140 cm by 80 cm top with 2 cm thickness weighs about 46 kg. The base adds another 18 kg. If you move that table yourself, most warranties require a professional mover. One wrong lift can crack the edge where the under-frame brackets sit. The warranty should name the exact items that are covered when you claim under the 10-year structural period.

Also check if the warranty covers heat. A French light luxury marble table can look perfect until a hot pot is placed directly on the stone. A 350°C pan can cause thermal shock. Most clauses exclude heat, acid, and scratches. Ask the seller for a written care sheet. If the stone is porous, a red wine spill left for 20 minutes may stain the surface; the warranty will not cover that.

American light luxury homes in Singapore often use marble furniture in the dining room and a solid wood sofa in the living room. That separation helps with warranty claims because the two products have different clauses. A wardrobe in the bedroom is structural; a marble table in the dining room is partly visual. Read each piece separately. That is standard in the marble furniture industry.

Warranty Claim Process: Documents, Photos, and Timeframes

When a defect appears, the process should take no more than 3 to 5 working days for a response. The staff at MIDHILL's claim desk showed me a checklist: delivery receipt, order number, 4 close-up photos, and a photo showing the piece in its room. If the photos lack metadata, the claim team may ask for a printed copy after 7 days. Keep the original box and foam for the first 14 days; after that, the structural warranty applies to the frame, not the packaging.

A 10-year structural warranty is not the same as a 10-year everything warranty. A solid wood sofa frame should last 10 years, but the cushion fabric will not. A bed frame should support a 150 kg person jumping on the corner, but a warranty claim for that damage needs to show the joint split, not the surface scratched. A dining table leg base should not wobble after 5 years, but minor wood movement of 2 mm is allowed.

Finally, register the warranty. Some sellers require online registration within 30 days of delivery. If you skip that, the 10-year period may shrink to 1 year. The registration form takes about 4 minutes and asks for your delivery date and unit number. Do it before the delivery invoice is lost. Read the exclusions, measure your lift, and keep the registration email. That is the actual warranty.
