Choosing the Perfect Size for Your Singapore HDB Living Room

No two HDB living rooms are the same. A 38-storey block in Tampines may have a 4.5m by 3.6m living room, while a resale unit in Bedok built in the 1990s may offer 4.2m by 3.3m. That 30cm difference changes the sofa you can use, the dining table you can install, and the way a delivery crew moves a solid wood wardrobe through the corridor. At MIDHILL, a Foshan solid wood furniture maker that has shipped to more than 15 countries since 2008, the most common sizing mistake I see is a buyer choosing a 260cm sofa for a space that can only take 220cm. This guide uses centimetres, kilograms, dollars and delivery days so you can measure before you order.

What Does the Average HDB Living Room Actually Measure?

Before looking at furniture, measure the clear wall length, the door opening, and the route from the lift to the room. A typical 3-room HDB living room in Singapore is about 3.4m by 3.0m, or 10.2 sqm. A 4-room HDB in Tampines from the early 2000s can be 4.5m by 3.6m, or 16.2 sqm. A 5-room HDB or executive flat is often 5.1m by 4.2m, or 21.4 sqm. Condos vary even more: a one-bedroom condo in Punggol might have a 4.8m by 3.6m open living-dining area, while a three-bedroom condo can have a 6.0m by 4.2m zone. Do not rely on floor area alone. A 16 sqm rectangle with a door opening in the middle is different from a 16 sqm square with no window. Record the width of each wall segment, the height of window sills, and the position of air-conditioner ledges before you choose a solid wood sofa or a dining table.

Door openings in older HDB flats are about 78cm to 85cm, while newer condos often have 90cm openings. The clear opening of a typical HDB lift door is around 800mm to 900mm, and the lift car depth is usually 155cm with a 2.1m ceiling height. A wardrobe carton can be 210cm tall and 80cm deep, so the crew may need to rotate it in the lift lobby. If the corridor is 1.1m to 1.2m wide, every centimetre of furniture depth matters. I keep this list on my phone when visiting flats: door height, door width, lift depth, corridor width, and the width of the final turn into the living room.

What Sofa Width and Depth Work for Each HDB Room?

For a 3-room HDB with a 3.2m main wall, keep the solid wood sofa under 200cm. A 200cm sofa leaves 60cm on each side when centered, which is enough for a slim 40cm nightstand on one side and a floor lamp on the other. For a 4-room HDB with a 3.6m wall, a 220cm solid wood sofa leaves 70cm per side. For a 5-room HDB with a 4.2m wall, a 260cm solid wood sofa can work, but only if the lift and corridor can handle it. A standard HDB lift has a door clear opening of around 800mm to 900mm, and a common corridor is roughly 1.1m to 1.2m wide. A 260cm one-piece sofa will not turn that corner. Instead, choose a split sofa with two 130cm modules. I tested this last month in a 4-room HDB in Tampines. The 220cm solid wood sofa weighed 68kg, arrived in two modular pieces, and went through an 820mm lift door without touching the walls. The seat depth was 95cm, which felt right for a 55-inch TV placed 2.5m away. If the room is under 3.6m wide, choose a seat depth of 90cm to 95cm, not 102cm, because the extra 7cm steals walking space.

If you prefer an L-shaped solid wood sofa, use a 240cm by 160cm configuration in a 5-room HDB. That layout still leaves a 90cm path to the balcony. For a 4-room HDB, a 220cm straight sofa is more useful than a sectional, because the chaise often blocks the aircon air throw or the balcony door. Keep the backrest height around 80cm to 90cm in a small room; a tall back of 110cm can make a 2.4m ceiling feel lower.

Dining Table and Marble Table Sizing: A Seat at Every Meal

In a typical HDB dining area of 2.4m by 2.0m, a rectangular solid wood dining table for four should be 140cm by 80cm. That leaves 50cm between the table edge and the wall when chairs are tucked in, and 80cm when someone pulls a chair out. If the room is narrower than 2.0m, choose a 120cm by 75cm table or a drop-leaf model. For a round marble table, use 100cm diameter for four people and 120cm diameter for six. A 120cm round marble table needs a clear circle of at least 240cm so chairs can move in and out. The top itself weighs about 45kg to 50kg, so ask for a two-piece pedestal base if the lift lobby is small. In a 5-room flat in Punggol, I specified a 160cm by 90cm solid wood dining table with a concealed leaf. The owner kept it at 160cm for daily use and extended it to 200cm for six guests. A French light luxury dining corner can be built around the same dimensions: use a round marble table, matte brass legs, and upholstered dining chairs with a 46cm seat height.

If the dining table will double as a home office desk, add 20cm to the depth. A 90cm deep table gives enough room for a 27-inch monitor, a notebook, and a mug. A 120cm by 90cm table for four is more comfortable than a 140cm by 75cm table because the extra 15cm of depth lets two laptops sit side by side.

Bed Frame, Wardrobe, and Nightstand: Moving Furniture Through an HDB

The living room is usually the delivery path for bedroom furniture. A queen-size wooden bed frame is about 165cm by 205cm, but the carton can be 175cm long, 95cm wide, and 18cm deep. A couple in Bedok selected the American country bed frame for first home from MIDHILL, and the headboard arrived in two 85cm panels. That let the crew carry it through a 78cm bedroom door without tilting it against the corridor wall. Check the same clearance for a wardrobe. A 210cm tall and 70cm deep wardrobe is fine for a room with a 2.4m ceiling, but 70cm depth plus a 90cm door swing can make a 3.0m room feel cramped. Choose a 55cm deep wardrobe for a smaller bedroom, and plan to assemble the wardrobe panels in the room rather than in the lift lobby. For the bedside, a 45cm-wide nightstand fits beside a 160cm queen bed in a room that is 3.3m wide. If you have less than 60cm beside the bed, use a wall-mounted nightstand with a 40cm depth. American light luxury style often uses taller bed posts and thicker rails; keep those posts removable so the bed frame can pass through a narrow HDB corridor.

How do I style a Nordic furniture in a small apartment?

To style Nordic furniture in a small apartment, use low-profile, light-timber pieces and keep the window line clear so the room reads as one calm volume rather than as a collection of separate objects. In a 3-room HDB, place a solid wood sofa with 15cm exposed legs against the longest wall, keep the coffee table under 80cm wide, and choose one floor lamp instead of two. Nordic furniture already has the right silhouette; the problem in Singapore flats is clutter. A white oak TV console at 45cm high and a slim 120cm table behind the sofa will do more than a large modular storage system. You can combine Nordic wood with French light luxury details: a 90cm round marble side table, a brushed brass wall lamp, or a single post-modern light luxury arched mirror. Keep the palette to three tones: light oak, warm white, and one dark metal accent. This leaves enough visual space for daily life and works whether the living room is 10sqm or 18sqm.

What TV Distance and Console Height Should You Use?

Your sofa width determines how close you sit, and that sets the TV size. For a 55-inch TV with a 140cm screen diagonal, sit at least 224cm away. For a 65-inch TV with a 165cm screen diagonal, sit about 264cm away. If your sofa is 3.0m from the bracket, a 65-inch TV is comfortable, while a 75-inch TV at 3.0m can feel too large for a 16sqm HDB living room. Mount the center of the TV 105cm to 110cm above the floor. Use a console that is 45cm to 50cm high. Keep a 45cm gap between the sofa and coffee table so someone can pass without stepping over the edge. If you use a solid wood sofa with a 95cm seat depth, the distance between the front edge of the sofa and the console matters more than the distance from the wall. A coffee table height of 45cm matches a sofa seat height of 42cm to 46cm, which most solid wood sofas use.

Delivery, GST, and 14-Day Returns: What the Final Number Looks Like

Prices in Singapore should include the 9% GST in the final figure, but many online stores quote it before checkout. At MIDHILL, the price list shows GST separately, and the 14-day returns window starts after white-glove delivery, not after the invoice date. Free shipping over US$350 works out to about SGD 470 at current exchange rates; below that, delivery costs SGD 89. Stock items like a solid wood sofa, a 140cm dining table, or a queen-size bed frame arrive in 7 to 10 working days. Made-to-order items with custom timber take 4 to 6 weeks. Product prices in solid wood sit around SGD 1,200 to SGD 1,800 for a 140cm dining table, SGD 380 to SGD 650 for a 45cm nightstand, SGD 1,800 to SGD 3,200 for a 2.2m solid wood sofa, and SGD 1,000 to SGD 2,000 for a 120cm round marble table. The 10-year structural warranty covers frame joints for 10 years from delivery, and the lifetime refinishing service can remove scratches from a dining table or a bed frame so a first home keeps working for the next move.
